UK Sees Thousands Of Tenant Evictions And Property Repossessions Every Week

Shelter Says 4,000 UK Homes Risk Repossession Each Week

According to the latest announcement by homelessness charity, Shelter, more than 4,000 UK households risk losing their home every week.

Shelter claim to have analysed claims for possession notices, over the last 12 months, and their analysis reveals that over 215,000 households in the UK are at risk of losing the house that they call home.

The annual figures include the eviction of tenants from private rented sector properties and residential owner occupiers who face repossession by banks and mortgage lenders every year.

The charity blames high housing costs and a shortage of affordable residential properties for the growing crisis and warns that rising interest rates could bring even more UK households under the threat of eviction.

However, the research data does not provide enough insight as to why tenants face eviction or property owners face repossession, it just provides blanket figures for possession claims made to the UK courts.Landlords should be utilising Rent Protection to ensure that rental income is guaranteed should their tenant suddenly experience a change in circumstances, allowing the landlord to continue paying the mortgage, avoiding the threat of repossession.

However if tenants breach tenancy agreements or don’t have rent protection and fall more than 8 weeks behind with the rent, then landlords can use the straight forward, no nonsense 3 step eviction process offered by the UK’s leading supplier of specialist products and services to landlords and letting agents, Legal4Landlords.

Shelter’s research revealed the UK areas where people are most likely to face eviction from properties.

Shelter chief executive Campbell Robb said: “These staggering figures show just how many families go through the trauma of learning that their home is at risk, every single week. People are hearing that the economy is recovering, but we’re seeing the reality that many families across the country are still battling to keep their heads above water and keep their homes. Just one thing such as a job loss or serious illness can tip any of us into a downward spiral that puts our home at risk. Our free advice helpline is taking more than 480 calls each day as getting advice early is the best way to halt the spiral of rent or mortgage arrears and can mean the difference between losing a home and keeping it.”

Legal4Landlords spokesman, Sim Sekhon said: Landlords are in the business of renting properties to tenants to generate an income and they should take every precaution possible to ensure that the rental income remains consistent. That means comprehensively tenant referencing all applicants and taking out rent protection insurance to ensure that the rental income will be guaranteed, should the tenant experience a change in circumstances. Rent debt can spiral out of control very quickly, that is why landlords need to put necessary measures in place from the start of every tenancy, to avoid the risk of losing their income producing property asset because the tenant couldn’t afford to pay the rent.”
